Some providers publish DSCR programs for non-U.S. residents financing U.S. investment property, but identity, credit, entity, banking, reserve, visa, country, property, and closing rules vary. Confirm the borrower profile first

Tell the provider the applicant's citizenship, country of residence, U.S. immigration or visa status if applicable, available U.S. credit or tax identifiers, prior U.S. borrowing history, and proposed ownership entity. Ask which identities and countries the current program can accept before sending sensitive documents.

Separate tax forms from loan approval

A W-8BEN documents an individual's foreign status for certain U.S. withholding and reporting purposes. It is not a loan approval, substitute for an entity's tax form, or proof that a provider will accept the transaction. Ask the provider or qualified tax adviser which form applies to the payee and purpose.

Prepare the U.S. property and closing path

Model rent and estimated PITIA, then document purchase or refinance purpose, property type, value or price, requested loan, lease or rent evidence, reserves, insurance, title, entity standing, wire path, and closing authority. Remote signing and power-of-attorney rules are provider- and state-specific.

Can a foreign national get a DSCR loan without an SSN?+

Some providers publish foreign-national DSCR programs that can consider applicants without a U.S. credit score or standard U.S. income documentation. The exact SSN, ITIN, visa, credit, entity, guaranty, and country requirements must be confirmed with the provider.

Do I need a U.S. LLC?+

Entity requirements vary by provider, program, state, and transaction. If an entity is used, confirm its formation, good standing, ownership, EIN, operating agreement, signing authority, and tax-document requirements.

Do I need a U.S. bank account?+

Banking, reserves, source-of-funds, payment, and closing-wire requirements vary. Ask whether overseas accounts are acceptable and how balances and currency conversion must be verified.

Does a completed W-8BEN qualify me?+

No. A W-8BEN is a tax-status certificate for an individual in specified withholding contexts. It does not establish credit, property eligibility, reserves, underwriting approval, or acceptable loan terms.
