A useful purchase estimate separates the price and loan amount from points, other loan and settlement costs, prepaid interest, insurance, escrows, deposits already paid, and written credits. Separate down payment from transaction costs

The modeled down payment is purchase price minus loan amount. Points are a percentage of the loan. Appraisal, title, legal, recording, transfer, provider, broker, entity, and other settlement charges belong in separate cost categories so a lower loan amount is not mistaken for a fee.

  • Points plus every other lender or broker charge.
  • Third-party and settlement charges, including title and recording where applicable.
  • Prepaid interest, insurance, taxes, and initial escrow funding where applicable.

Apply only documented offsets

Subtract earnest money or another deposit already credited to the transaction and seller or lender credits shown in writing. A credit may be limited by the transaction or program and may come with different pricing. Do not assume that an advertised credit can be converted to cash or used for every cost.

Keep reserves outside the closing-cost total

A provider may require verified post-closing reserves even though those funds are not paid as closing costs. Compare available verified funds with estimated cash to close plus the provider's reserve requirement and a contingency for estimate changes.

  • Ask which funds must be seasoned or documented and which accounts are acceptable.
  • Confirm whether reserves are calculated from PITIA, total debt, or another provider-defined amount.
  • Reconcile the final settlement statement and independently verify wire instructions before sending funds.

What is included in DSCR loan cash to close?+

It can include the down payment, points, lender or broker charges, third-party settlement costs, taxes and government fees, prepaids, initial escrows, prorations, and other transaction-specific items, minus credited deposits and documented credits. Ask for a complete itemization.

Are reserves part of cash to close?+

Reserves are generally verified funds retained after closing rather than a closing cost, but provider definitions and account requirements vary. Budget for cash to close and required reserves separately.

Do seller or lender credits always reduce cash to close dollar for dollar?+

Not necessarily. Credits may be limited to eligible costs, tied to different pricing, or adjusted at closing. Use only the amount and permitted application shown in current written terms.

Why can the final amount differ from this calculator?+

Loan amount, points, appraisal, title, taxes, insurance, prepaid interest, escrows, prorations, credits, closing date, and other charges can change. Replace estimates with the provider's and settlement agent's final itemization.

Will every DSCR borrower receive a consumer Loan Estimate or Closing Disclosure?+

Not necessarily. Many DSCR loans are business-purpose transactions, and applicable disclosures depend on the transaction and law. The CFPB materials linked below explain useful cost vocabulary for covered consumer mortgages; ask the provider and settlement professional which documents apply to your file.
