BRRRR Refinance Calculator: Test the Exit Before You Buy

A BRRRR plan only works if the stabilized property can support the refinance you expect. Model purchase, rehab, value, rent, bridge payoff, and takeout costs in one place, then identify the refinance gap before bridge maturity.

Compensation disclosure: DSCRDealCheck may receive payment for partner-link activity, submitted inquiries, accepted leads, or completed loans. Compensation may affect which providers are included or displayed; it does not change the calculator math. Provider underwriting and terms control.

This is an educational estimate, not a loan offer, pre-approval, or commitment to lend. Providers determine rates, terms, eligibility, transaction classification, and applicable requirements. Not financial, legal, or tax advice.

Separate the BRRRR steps

Keep purchase price, renovation spend, carrying costs, stabilized value, and supportable rent as separate inputs. The refinance is sized from the provider's accepted value and rent, not from the amount you hoped the project would be worth.

  • ▸Buy: record the contract price, closing costs, and the funds actually invested.
  • ▸Rehab: include funded draws, interest, permits, and a contingency instead of treating the rehab budget as free value.
  • ▸Rent: use a lease, appraiser rent schedule, or other evidence the provider accepts.
  • ▸Refinance: compare the lower of the modeled LTV ceiling and the DSCR payment ceiling with the bridge payoff.

Find the refinance gap

The modeled takeout must repay the bridge balance and any liens or costs due at closing. A gap remains when the maximum refinance loan is lower than that payoff. Show the gap in dollars and decide how much equity, time, or a different exit the project needs.

  • ▸Value strong, rent weak: DSCR can cap the takeout even when the appraisal is high.
  • ▸Rent strong, value weak: LTV can cap the takeout even when coverage looks comfortable.
  • ▸Costs rising: bridge interest, extensions, draws, and refinance fees increase the payoff that must be covered.
  • ▸Timing matters: completion, lease-up, appraisal, seasoning, title, and insurance must line up before maturity.

Use the result to choose a safer exit

If the model shows a gap, reduce bridge exposure, bring documented equity, improve the supportable rent or value, request an extension, or plan a sale before maturity. Do not rely on a refinance until a provider confirms the inputs and terms in writing.

Frequently asked

How much can I refinance after a BRRRR project?+

The provider applies its current value, LTV, DSCR, rent, credit, seasoning, reserves, property, and documentation rules. Model both LTV and DSCR, then use the lower amount as a planning ceiling rather than an approval.

Does the refinance pay back all of my rehab money?+

Not necessarily. The takeout is limited by the provider's accepted value and rent as well as leverage and payment rules. Compare the modeled loan with your full bridge payoff and invested cash.

What rent should I use in a BRRRR calculator?+

Use a conservative rent you can document and ask the provider whether it relies on a lease, appraiser market rent, or another method. Do not increase rent just to make the ratio pass.

What happens if the refinance is delayed?+

Bridge interest, extension charges, vacancy, taxes, insurance, and other carrying costs can increase the payoff gap. Ask for a written extension and fallback sale or equity plan before maturity.

Is this BRRRR refinance estimate a loan offer?+

No. It is an educational scenario model. A lender or provider determines the accepted value, rent, leverage, rate, reserves, documentation, property eligibility, and approval.
