About DSCRDealCheck
DSCRDealCheck is an educational calculator for U.S. real estate investors who want to understand a rental property's debt-service coverage before speaking with a financing provider. It is operated by Covo Franco Digital LLC.
A transparent calculation
The calculator uses gross monthly rent divided by PITIA: principal, interest, taxes, insurance, and HOA. It shows the components and assumptions so you can change them and understand what moves the result. The output is an estimate, not an underwriting decision or loan quote.
Provider information, not approval
Program information is based on publicly described characteristics and the inputs available on the site. It cannot account for a provider's complete underwriting criteria. DSCRDealCheck is not a lender or mortgage broker, does not make credit decisions, and does not originate or underwrite loans.
Calculator privacy
You can run a deal without an account or contact details, and doing so does not share your contact information with a financing provider. A lender-options request without an identified provider stays with DSCRDealCheck for follow-up. If you separately request an introduction, the form identifies the provider and asks for named consent before your submitted details are shared with that provider.
How the site is funded
DSCRDealCheck may receive compensation for a qualified introduction, referral, or completed transaction. Commercial relationships can affect which providers are available or presented and their placement. They do not turn an estimate into an offer; the provider alone decides rates, terms, and eligibility.
