Information we collect

You can run the calculator without creating an account or providing your name, email address, or phone number. Calculator inputs can include property, rent, financing, tax, insurance, and HOA assumptions.

Calculator arithmetic runs in your browser. We do not include the numeric property, rent, loan, DSCR, or credit-score assumptions in our analytics events. Those details are collected only if you choose to submit a lender-options request.

If you choose to request lender options or a provider introduction, we collect the contact, property, financing, and qualification details you submit. We also keep a record of the consent shown with that request, including its version and submission time.

We and our service providers may automatically collect technical and usage data, such as IP address, browser and device information, pages viewed, interactions, referring page, campaign parameters, and cookie or similar identifiers.

How we use information

• Operate, maintain, secure, and improve the calculator and website.
• Display educational calculations and potentially relevant program information.
• Process an introduction you explicitly request.
• Respond to support, privacy, and partnership inquiries.
• Measure traffic, attribution, and site performance and prevent abuse.
• Comply with applicable obligations and protect our rights and users.

When we share information

Running the calculator does not send your contact information to a lender, broker, lead buyer, or other financing provider.

A lender-options request that does not identify a provider authorizes follow-up by DSCRDealCheck only and is not sent to a lender. If a form identifies a provider and you separately consent to that named provider, we may share the submitted request only with that provider so it can evaluate and respond to your inquiry. We may be compensated for that introduction, referral, or a resulting transaction.

We also use vendors that help us host, secure, analyze, and communicate about the service. They receive information only as needed to perform those functions. We may disclose information when required by law, to protect rights or safety, or as part of a business transaction involving the service.

Cookies and analytics

DSCRDealCheck may use cookies and analytics technologies to understand visits, campaigns, and feature use. You can control cookies through your browser, though blocking them may affect parts of the site.

Google Analytics helps us understand page and feature use. Its events may include broad page context and non-contact scenario fields such as property state or type; we do not intentionally include your name, email address, or phone number in those events.

If you allow advertising measurement cookies, Microsoft Advertising Universal Event Tracking receives a sanitized page path with no URL query parameters, a fixed completed-request event, and the standard technical or cookie identifiers Microsoft uses for advertising measurement. Our UET event does not include names, email addresses, phone numbers, calculator assumptions, or submitted financing details. Microsoft processes that data under its Privacy Statement.

The Microsoft tag loads only after you allow it. If you later decline, we set Microsoft's first-party opt-out cookie, send a denied-consent update to an already loaded tag, and stop queuing conversion events immediately. Code already downloaded in the current page may remain in memory until a full reload; while your choice remains declined, the tag will not load on later page loads.

Retention and security

We retain information only for as long as reasonably needed for the purposes described here, including security, recordkeeping, and applicable obligations. The period varies with the type of information and why it was collected. We use reasonable safeguards, but no online system can guarantee absolute security.

Your choices and privacy requests

You can use the calculator without submitting an introduction request. Depending on where you live, you may have rights to request access, correction, deletion, or other treatment of personal information. To make a request, email ifranco@dscrdealcheck.com. We may need to verify your identity before completing it.
