Every state page here runs the same calculation on its own market: the metro's median home value and observed rent (Zillow, August 2026), the state's property-tax and insurance defaults, and the calculator's assumptions (25% down, 7.5%, 30 years). Sorted by the metro that comes closest to covering, so the states where a median purchase still pencils are at the top. 1 of 15 states has at least one metro reaching DSCR 1.00 at the median: Alabama (Mobile, 1.07).

Why no state is "the best DSCR state"

A high ratio at the median says the market is affordable relative to rent, not that your deal works: property taxes vary by county, insurance by coast and carrier, and every lender adds credit, reserve, appraisal and entity rules on top. Two properties on the same street can land on opposite sides of 1.00. Open the state that matters to you, put in your own price and rent, and then read which programs publish a floor at or below what you get.

No rates, no quotes and no ranking of lenders by price. Rates change daily and depend on the deal; the lender comparison is sorted by published DSCR floor and is linked below. Coverage at the median is a starting point for deciding where to look, not an underwriting result.

Which state has the best DSCR coverage right now?+

On August 2026 medians and this page's assumptions, Alabama leads: Mobile reaches DSCR 1.07 at its median price and observed rent. That is a market statement, not a recommendation — your price, rent and county taxes decide your ratio.

Why do so few metros reach 1.00 at the median?+

Because the median home and the median rent are not the same property. Investors buy below median, add value, or put more down. The point of showing it is that a median purchase at 25% down and 7.5% usually does not cover — so a program's DSCR floor matters more than a headline rate.

Do all lenders lend in every state?+

No. Of the 8 programs tracked here, several publish state exclusions; the count per state is on each line above and the detail is in the lender comparison.

Where do these medians come from?+

Zillow's published research files: the Home Value Index for home values and the Observed Rent Index for rents, latest month August 2026. Property tax and insurance are this site's state defaults, not a quote.
