Build the evidence before choosing an input

01

Reservation activity

Booking export for a stated period

Identify completed stays, cancellations, refunds and blocked owner-use dates; bookings alone are not collected cash.

02

Cash settlement

Platform payout and bank reconciliation

Separate fees, taxes collected for others and refunds. Tie the payout to deposits without adding them again.

03

Underwriting basis

Provider’s written income methodology

Ask about history length, seasonality, appraisal rent, projections and adjustments for expenses or vacancy.

Fictional monthly reconciliation

An authored teaching record; amounts and situations are fictional, not market statistics or actual borrower files.

  1. Gross charges: $10,000. Refunds: $500. Platform fees: $300. Taxes remitted for guests: $800.
  2. Payout: $10,000 − $500 − $300 − $800 = $8,400.
  3. This example assumes all four items belong to the same month and there are no other adjustments.

Neither $10,000 nor $8,400 becomes accepted DSCR income until the provider specifies its method.

Turn the record into a usable next step

  1. 1

Use a full, identified period and preserve the export. Flag missing months or owner use so a strong month is not silently treated as a full year.

  2. 2

Reconcile the export to payouts and bank deposits. Treat a projection as a projection, with its provider, date and assumptions identified.

  3. 3

Ask the lender to identify the amount and period it will use. Retain your separate operating budget for cleaning, management, maintenance and vacancy.

What this evidence does not settle

Easy Street is linked as an example of a provider offering STR-related financing, not as an endorsement or guarantee. This guide makes no new claim about current pricing or approval thresholds.

Sources and scope

The review steps are DSCRDealCheck’s editorial checklist. Agency guides and consumer mortgage explainers define documents and concepts; they do not establish a DSCR provider’s program rules or guarantee that consumer disclosure requirements apply to business-purpose financing. See the transaction-scope distinction in Regulation Z. Confirm the actual file with the provider and the relevant qualified professional.
