Build the evidence before choosing an input

01

Contract rent

Executed lease and every rent-changing addendum

Record start/end dates, unit, recurring rent and concessions; an advertised rent is not an executed lease.

02

Market rent

Appraiser’s comparable-rent schedule

Fannie Mae Form 1007 separates subject and comparable rents, utilities, furniture, adjustments and an effective date. It illustrates evidence structure, not a universal DSCR rule.

03

Accepted rent

Provider’s written underwriting response

Record the amount, evidence used and remaining conditions. A broker’s preliminary estimate is not final acceptance.

Fictional document reconciliation

An authored teaching record; amounts and situations are fictional, not market statistics or actual borrower files.

  1. $2,400/month appears on the signed lease.
  2. $2,500/month appears on a dated market-rent schedule.
  3. The difference is $100/month; it is an unresolved evidence difference, not extra income.

Keep two source lines. Use a third line for the provider-confirmed input; do not average the documents.

Turn the record into a usable next step

  1. 1

Confirm the property and unit match on both documents. Check whether furnishings, utilities or parking explain the difference before comparing headline rents.

  2. 2

Ask the provider which evidence controls when the lease and appraisal differ, whether concessions are adjusted, and whether an updated schedule is needed.

  3. 3

Attach the response to the input record. If the accepted amount changes, rerun the existing calculator and retain both versions so the reason is visible.

What this evidence does not settle

Fannie Mae’s form and agency guide explain their own documentation. They do not establish eligibility, documentation age or an income percentage for a separate business-purpose DSCR program.

Sources and scope

The review steps are DSCRDealCheck’s editorial checklist. Agency guides and consumer mortgage explainers define documents and concepts; they do not establish a DSCR provider’s program rules or guarantee that consumer disclosure requirements apply to business-purpose financing. See the transaction-scope distinction in Regulation Z. Confirm the actual file with the provider and the relevant qualified professional.

Choose the unresolved document in your file. Each guide addresses a different input or obligation.
