Ways to improve this estimate

  • ▸Reduce the modeled loan to about $172,551 (56.3% LTV) to reach DSCR 1.00. This means borrowing roughly $57,191 less.
  • ▸Buying the rate down to about 4.8% (from 7.5%) would lift DSCR to 1.00 at the same loan size.
  • ▸Rent would need to be about $1,969/mo ($400 above your input) to reach DSCR 1.00 — check comps and any rent-stress add-backs.

The South Carolina DSCR picture

Greenville and Columbia attract steady investor inflow with low owner-occupied taxes, but investment (non-primary) property is assessed higher in SC — model the investor tax rate, not the owner rate.

Does a typical South Carolina rental pencil? August 2026 medians by metro

South Carolina's mid-tier home value is $306,323 (Zillow ZHVI, August 2026). Each row below takes that metro's median value and observed rent (Zillow ZORI, August 2026), applies South Carolina's default property-tax (~0.57%) and insurance (~0.85%) rates with 25% down at 7.5% over 30 years — the calculator's own defaults — and shows the resulting PITIA and DSCR. At the median, none of the 4 metros listed covers its payment: South Carolina DSCR deals get done below median price, with above-median rent, or with more equity. These are starting points, not quotes.

  • ▸Greenville — median value $314,151 · observed rent $1,569/mo · est. PITIA $2,019/mo · DSCR 0.78 · max loan at breakeven ≈ $171,228
  • ▸Columbia — median value $256,132 · observed rent $1,559/mo · est. PITIA $1,646/mo · DSCR 0.95 · max loan at breakeven ≈ $179,618
  • ▸Charleston — median value $431,797 · observed rent $2,062/mo · est. PITIA $2,775/mo · DSCR 0.74 · max loan at breakeven ≈ $221,832
  • ▸Myrtle Beach — median value $339,754 · observed rent $1,709/mo · est. PITIA $2,184/mo · DSCR 0.78 · max loan at breakeven ≈ $186,912

How DSCR is calculated

DSCR equals gross monthly rent divided by PITIA (principal, interest, taxes, insurance, and any HOA). A ratio of 1.00 means rent exactly covers the payment; 1.25+ represents more rent coverage in this calculator. A provider may use different thresholds or calculations.

  • ▸Higher coverage: DSCR ≥ 1.25 — some programs advertise more favorable tiers.
  • ▸Breakeven to higher coverage: 1.00-1.25 — provider criteria still apply.
  • ▸Below breakeven: 0.75-1.00 — compare lower leverage or programs that publish no-ratio options.
  • ▸Does not pencil: below 0.75.
