The statement balance is not the payoff amount

Use a payoff quote for the intended settlement date and reconcile accrued interest, fees and any daily extension.

Build the evidence before choosing an input

01

Current balance

Latest servicing statement

Keep it as a reference, not as a substitute for the dated payoff amount.

02

Payoff quote

Servicer’s itemized statement

Record the good-through date, principal, interest, fees and any early-payoff charge.

03

Date change

Written per-diem instruction or refreshed quote

Confirm the daily amount, permitted extension period and payment-receipt cutoff. Do not extrapolate indefinitely.

Fictional payoff-date adjustment

An authored teaching record; amounts and situations are fictional, not market statistics or actual borrower files.

  1. Quoted payoff: $200,850 through the stated date, including $200,000 principal, $750 accrued interest and $100 fees.
  2. Assume the quote explicitly permits three additional days at $40/day with no other change.
  3. Additional interest: 3 × $40 = $120. Adjusted total: $200,970.

If the quote does not authorize that extension, request a new quote instead of relying on this arithmetic.

Turn the record into a usable next step

  1. 1

Request the quote from the current servicer for the expected receipt date. Match the loan and property identifiers using trusted records.

  2. 2

Have the settlement professional reconcile the total and any prepayment provision. Keep the original balance and quote so the difference is explainable.

  3. 3

If funding moves, obtain a refreshed amount or follow the documented extension exactly. Independently verify wire instructions and confirm payoff processing afterward.

What this evidence does not settle

The example’s daily amount is invented and supplied as an input, not derived from a real loan. This page neither requests funds nor gives payment instructions.

Sources and scope

The review steps are DSCRDealCheck’s editorial checklist. Agency guides and consumer mortgage explainers define documents and concepts; they do not establish a DSCR provider’s program rules or guarantee that consumer disclosure requirements apply to business-purpose financing. See the transaction-scope distinction in Regulation Z. Confirm the actual file with the provider and the relevant qualified professional.
