Minimum DSCR ratio

Many 2025 programs publish a DSCR threshold around 1.00. Some providers publish different pricing tiers at 1.25 or above. Some providers also advertise "no-ratio" options below 1.00, often with lower leverage or additional requirements. These are directory-level ranges, not personalized terms.

Down payment, LTV and credit

Providers set their own leverage, credit, reserve, loan-size, property, and documentation rules. Published program pages are a useful screening source, but they are not a substitute for written terms on a specific transaction.

  • Leverage: varies by purchase versus refinance, credit tier, DSCR, property, and market.
  • Credit: provider minimums and pricing tiers can differ and change.
  • Reserves: the required amount and acceptable source depend on the provider and file.
  • Property: 1-4 unit residential, condo, and short-term-rental eligibility is provider-dependent.

Documents you'll need

A provider may request a lease or market-rent appraisal (1007/1025), purchase contract, insurance binder, proof of reserves, identity and entity documents, and other records. Many DSCR programs do not use personal income as the primary qualification test, but documentation requirements vary.

What DSCR do I need to qualify for a DSCR loan?+

Published program criteria often use a DSCR near 1.00 as one benchmark, with some providers publishing different treatment near 1.25 or higher. Some providers also advertise options below 1.00, commonly with lower leverage or additional requirements. Current criteria must be confirmed with the provider.

Do DSCR loans check my personal income?+

Many DSCR programs focus primarily on the property's rent relative to PITIA rather than conventional personal-income underwriting. Documentation and guarantor requirements still vary by lender and file.

How much down payment do DSCR lenders require?+

Published leverage limits vary by provider, transaction, property, credit profile, and market. A larger down payment lowers the loan amount and estimated principal and interest, which raises the calculated DSCR.

What credit score is needed?+

Published minimums commonly begin around 620-680 FICO. Credit tiers, pricing, leverage, and other requirements vary by provider and can change.
